How does selling my house to Casey Buys Houses work?
You tell us about the property, we look at it, and we give you a written cash offer. If you accept, we open escrow with a local title company and close on the date you pick. You don’t list the house, hold open houses, or wait on a buyer’s loan to get approved. You can read the full process on our How It Works page.
Will you list my house on the MLS?
Not when we buy it for cash. We purchase your house directly, off market, so there are no showings, listing photos, or strangers walking through. If your house would sell for more on the open market, we can list it for you instead. We’ll tell you which route makes more sense.
Are you real estate agents or cash buyers?
Both. Casey TeVault is licensed in California to list homes, and our family company also buys houses directly for cash. That means we can show you two options side by side: a cash offer from us, or what the house might sell for if we listed it. Some sellers want speed and some want top dollar, and we’d rather help you pick the right one than push one.
How do you decide what to offer on my house?
We look at four things: the condition of the house and what repairs it needs, current market conditions, what similar homes nearby have sold for, and the location. Then we show you how we got to the number. You won’t get a lowball offer with no explanation.
Is a cash sale better than listing with an agent?
It depends on what matters most to you. A cash sale can close in as little as 7 days, you sell as-is with no cleaning or repairs, and you know exactly what you’ll net before you sign. Listing usually takes 60 to 90 days at best, involves prep work and showings, and your final number depends on commissions, transfer fees, and whether the buyer’s loan goes through.
A cash offer is usually below what a fully repaired home might sell for on the MLS. Many sellers come out closer than they expected once they add up what listing would actually cost them. If listing makes more sense for you, we’ll tell you.
Are there any fees, commissions, or closing costs?
There are no commissions and no hidden fees when you sell to us, and we usually cover most of the closing costs. The amount we offer is the amount you walk away with, minus any loan payoff or liens on the property. You’ll know your exact net before you sign anything.
How fast can you close?
We can close in as little as 7 days. Because we pay cash and don’t rely on bank financing, we can move quickly when a foreclosure sale date is coming up. We can also go slower. We’ve done 90-day escrows for sellers who needed time to move or buy their next home, so you choose the date.
Do I need to make repairs or clean out the house?
No. We buy houses 100% as-is. You don’t make repairs, we don’t do inspections, and you can leave behind anything you don’t want. There’s no need to hire a junk removal or cleaning company, because we handle that after closing. We regularly buy homes with fire damage, water damage, and years of deferred maintenance.
Can you buy an inherited house or a house in probate?
Yes, and it’s a big part of what we do. We work with families selling a parent’s home, including homes with several heirs on title and homes still going through probate. We can coordinate with your attorney or executor and work around court timelines.
Can I sell my house if I’m behind on payments or facing foreclosure?
Often, yes, as long as the sale closes before the foreclosure date. Selling can let you pay off the loan, avoid a completed foreclosure on your credit, and possibly keep some of your equity. The sooner you call, the more options you’ll have. Read more about selling a house in foreclosure in California.
Will you buy a house with tenants living in it?
Yes. We buy rentals with tenants in place, whether they’re current on rent, behind, or not cooperating. You don’t have to evict anyone or wait for a lease to end. We buy the property as-is and work with any attorneys involved so you don’t have to.
Do you buy mobile homes?
Yes. We buy mobile and manufactured homes in parks and on private land throughout Southern California, including ones that need work. See our mobile home page for details.
Do you always buy the house yourselves?
Most of the time we buy and close ourselves. On some deals we work with an investor partner and assign our purchase contract to them. Either way, your price and terms stay the same, and we’ll tell you up front how your sale will be handled.
What areas do you serve?
We buy houses throughout the Inland Empire and Southern California, including Riverside, San Bernardino, Corona, Ontario, Chino Hills, Diamond Bar, and the surrounding cities.
Is there any obligation if I ask for an offer?
None. We’ll make you an offer, and you can look it over, do your own research, and decide whether it’s the right fit. You’ll know what you’d walk away with and how long it would take. If you decide not to sell to us, there are no hard feelings.
Why should I trust Casey Buys Houses?
We’ve been in Southern California real estate for over 18 years and have completed more than 300 transactions. We’re family-owned, rated A+ by the BBB, and have 75+ reviews from homeowners we’ve worked with. When you call (909) 455-9496, Casey answers the phone himself, and he’s the one you’ll work with from the first call to closing. There’s no call center, sales rep, or offshore virtual assistant in between.
